What happens when my tenancy ends?

When your tenancy comes to an end, we will arrange an inspection with you to check the condition of the property.

It’s important that you attend the inspection with us so we can discuss the condition, along with any implications that could affect the full return of your deposit. The inspection will be reported back to the landlord, and your deposit will be returned when both you and the landlord reach an agreement.

To ensure the property passes inspection, please make sure that the following has been done:

  • Cleaning and damage – the property should be clean and tidy, and in the same condition as when you arrived. If the property has a garden, it should be neat, tidy and weed-free. Dustbins should be clean and empty or left out for the next collection. All personal possessions, furniture and rubbish must be removed. If you leave any of your items, you will be charged for their removal. If you have large quantities of rubbish, please make arrangements for the local council to take them. Any damage should be repaired by a qualified tradesman.
  • Meters – please take your own meter readings. Do not turn off the supply or allow utility companies to do so. If you were given permission to change the meters to a card or pre-payment meter, please change them back to a quarterly billed meter if you have been requested to do so.
  • Post – please arrange for your mail to be forwarded to you. You can do this through the post office. We will forward mail as we are visiting the property until somebody else moves in. After that, we will ‘Return to Sender’.
  • Keys – all keys (including any you may have had cut) must be returned at the  inspection appointment.

If we are required to employ a third party to carry out any work (such as cleaning or repairs), your deposit may be used to pay for the relevant expenses. For more information, please refer to your tenancy agreement.

Once the landlord has instructed us to return the deposit (or an agreement has been reached), we will inform the Deposit Protection Service (DPS) to return your deposit as agreed.

It is important that you keep any information you receive from the DPS as you will also be required to inform the DPS that you agree to our proposals.
