Right To Rent
The Home Office has announced the expected rollout of The Immigration Act 2014 from 1st February 2016. All landlords and letting agents in England who allow a tenancy will be required to make ID and Right to Rent checks on all adult occupiers.
The new scheme will be compulsory from 1 February 2016 and makes it mandatory for anyone who rents out private property in England to see and make a copy of evidence that any new adult tenant has the right to rent in the UK, be this continuous or time limited. Landlords or agents who fail to do these checks correctly could be liable for a fine of up to £3,000 per tenant.

The Tenancy Agreement
Is an Assured Shorthold Tenancy Agreement lasting for a minimum of six months. This Agreement is binding for both the landlord and tenant during the period of the tenancy.
An amount equal to one months rent is required to be paid as a deposit against damage caused during the tenancy. If a landlord agrees to accept a pet at the property, the deposit required may increase. The bond is forwarded to the Deposit Protection Scheme.
One months rent in advance is payable on signing the Agreement.
All payments must be cleared prior to signing the Tenancy Agreement - payable by Cash, Debit Card, Credit Card (a charge will apply for this method), Bankers Draft and Building Society Cheque.
Tenants are not allowed to sublet the accommodation on a formal or informal basis.
Where McDonald Property Rentals are not instructed to manage the property, the deposit is forwarded to the landlord, subject to the landlord being a member of an approved Deposit Scheme.

A guarantor is required where the applicant has an adverse credit history, the applicant is under 25 years
of age or where housing benefit is claimed. A guarantor may also be required at the Landlords discretion.

Once accepted, McDonald Property Rentals will carry out a credit check on all applicants and guarantors.
There is a £75 fee per person inclusive of VAT and a fee of £50 inclusive of VAT per guarantor.
